Property Management

Our fully managed properties are inspected regularly by our own staff who are experienced and know the property well. Maintenance issues are reported to the office and dealt with in a timely manner by our reliable tradespeople. Maintenance invoices and charges are not weighted and we receive excellent rates for loyalty. Tenants are given our of hours numbers for emergencies.

Our fee structures are bespoke. We do not believe in taking advantage of landlords or tenants and will always strive to produce a service which is good value for landlords and tenants alike. You will not find hidden renewal fees, charges for letters, or check-out fees, just a clear-cut structure that is mutually agreed. It is common practice that we find we charge significantly lower fees when compared to several High Street agents and we strive to offer an excellent service.

Portfolio management

Advisory services extend to project managing the refurbishment of properties to be readied for the letting market, as well as the overseeing of improvements to wall and loft insulation in order to make houses more cost efficient for tenants.

We’re happy to advise and guide landlords through the purchase of houses to create lucrative portfolios. No charge is made to collate details, view properties on behalf of the client, or to give a frank opinion as to what value could be achieved and what, if any, works are required to achieve that figure.

Fees

LETTING FEES AND PRICE STRUCTURES

Legislation requires all letting agents to be transparent about fees charged and their pricing structure.

From June 1st 2019, agents are restricted on charges made prior to and during the tenancy. From the same date, no administration or referencing charges will be made. Some charges can occur during a tenancy and full details of these are available from our office or can be sent to interested parties.

LANDLORD FEES

Introductory Only Service:

80% of First Month's Rent Plus VAT (Equates to 96% Inclusive of VAT)

Full Management Service: 

Set-up Fee of £350.00 Plus VAT Then 12% + VAT of Each Month's Rent (Equates to £420.00 then 14.4% per month inclusive of VAT)

Rent Collection Service:

Set-up Fee of £350.00 Plus VAT Then 8% + VAT of Each Month's Rent (Equates to £420.00 Then 9.6% per Month Inclusive of VAT)

OTHER CHARGES

Referencing - charged at £25.00 per applicant plus VAT. If the applicant does not proceed or fail referencing, this charge still applies

Schedule of Condition - cost varies on the size of the property

Court Application Fee - presiding at the time. Solicitors may also be engaged, the cost to be paid by the landlord

Withdrawal from Market - if the landlord withdraws a property after instruction, a charge of £350.00 plus VAT will be made

Project Management - charged at 10% of total cost of works

TENANT FEES

No Upfront Tenancy Fees

 

Early Departure Fees –if negotiations conclude that a tenancy may be ended early subject to terms and conditions being agreed (within the fixed term), then the tenant shall be responsible for paying the landlord’s setup fees as detailed below.

Company Lets – Administration fees will be charged to set up tenancies for non-housing act tenancies. The cost for individual or company checks and preparing the tenancy will be £250.00 including VAT.

Mid Term Tenancy Alterations – If a new tenancy is required to be drawn up during the tenancy, then a fee of £90 plus VAT will be charged.

Chargeable Fees – whereby the charging of fees to tenants are disallowed, tenants may still incur charges during the tenancy, which if not paid will be deducted from the deposit. Charges include:-

Interest on the late payment of rent Re-booking cost for denying access on a pre-arranged tradesman’s appointment Clearing blocked sewage systems Paying emptying costs for sewage systems Replacement of keys Damage to a property, property contents or garden. Tenants may also be charged for the landlord’s loss if a tenancy is ended without correct notice being served.
