Stockwood Lettings is an independent letting agency with Dorset offices in Sherborne and Beaminster. We cover rental properties from Street in Somerset to the North, Dorchester to the South, Shaftesbury to the East and Seaton in Devon to the West.
We represent a wide range of properties from smaller studios and flats to large family homes, farmhouses and equestrian holdings. Whether town or country we have a healthy selection of rental properties to suit all requirements.
We work closely with both our landlords and tenants alike and we make it our priority to match the right person to the right house.
Our staff have excellent local knowledge having been brought up in the area. We are happy to advise on areas and have a good grasp of local schools and services.
Our goal has never been to saturate every high street with our presence, but rather to offer a genuine and loyal service to our landlords and to be a letting agency that tenants can trust.
Our fully managed service eases the mind of any landlord wishing to take a step back from the day-to-day running of their property. We make quarterly inspections of every property under our management, we only source trusted and tested contractors for repairs and annual safety checks, and we deliver monthly account statements.
We believe that communication is key to a productive tenancy and therefore we are available to offer advice to both landlords and tenants throughout the course of a tenancy.
When a tenant moves in, our job is not done; whether the letting is managed or not, we use our local knowledge to help ease the move. So if you‘re not sure of a reputable butcher or garage, then just ask. We are also happy to help our equestrian tenants on recommending farriers, vets, bedding supplies and feed merchants.
Stockwood Lettings is part of the West Dorset Landlords Accreditation Scheme, and was elected to the Committee in the Summer of 2011.
This scheme provides landlords with help and guidance to ensure that the UK's ever-changing property legislation is easily understood. There are seminars throughout the year and useful newsletters full of information and updates on any changes in practice. We would happily recommend landlords to enrol on this register.
Our professional code of conduct is governed by and affiliated to the following professional bodies:
CMP - Client Money Protection, protecting the money of landlords and tenants
TPA - The Property Ombudsman, code of practice for residential letting agents
ICO - Information Commissioner's Office, compliance with client data protection RLA - Residential Landlords Association
FSB - Federation of Small Businesses
Our portfolio represents a wide area, covering properties as far as Street to our North, Dorchester to our south, Shaftesbury on our Eastern border, and Seaton to our West.
Stockwood Lettings represents properties which range from the smaller flats and annexes to large family homes, farmhouses and equestrian holdings. Whether town or country we have a healthy selection of properties to suit all requirements.
Advisory services extend to project managing the refurbishment of properties to be readied for the letting market, as well as the overseeing of improvements to wall and loft insulation in order to make houses more cost efficient for tenants.
Stockwood Lettings is happy to advise and guide landlords through the purchase of houses to create lucrative portfolios. No charge is made to collate details, view properties on behalf of the client, or to give a frank opinion as to what value could be achieved and what, if any, works are required to achieve that figure.
Stockwood Lettings offers a wide variety of town and country property, ranging from annexes and small flats to large town houses and farmhouses. We also represent clients in the letting of land, equestrian enterprises and storage.
Our fee structures are bespoke, we do not believe in taking advantage of landlords or tenants, and will always strive to produce a service which is good value for landlords and tenants alike. You will not find any hidden renewal fees, charges for letters, or check-out fees, just a clear-cut structure that is mutually agreed. It is common for us to find that we charge only half the cost for tenant fees when compared to high street agents.
