Stockwood Lettings is an independent letting agency with Dorset offices in Sherborne and Beaminster. We cover rental properties from Street in Somerset to the North, Dorchester and Bridport to the South, Shaftesbury to the East and Crewkerne and Chard to the West.

We represent a wide range of properties from smaller studios and flats to large family homes, farmhouses and equestrian holdings. Whether town or country we have a healthy selection of rental properties to suit all requirements.

We work closely with both our landlords and tenants alike and we make it our priority to match the right person to the right house.

Our staff have excellent local knowledge having been brought up in the area. We are happy to advise on areas and have a good grasp of local schools and services.

Our goal has never been to saturate every high street with our presence, but rather to offer a genuine and loyal service to our landlords and to be a letting agency that tenants can trust.

Property Management

Our fully managed service eases the mind of any landlord wishing to take a step back from the day-to-day running of their property.

We make quarterly inspections of every property under our management, we only source trusted and tested contractors for repairs and annual safety checks, and we deliver monthly account statements to our landlords.

We believe that communication is key to a productive tenancy and therefore we are available to offer advice to both landlords and tenants throughout the course of a tenancy.

When a tenant moves in, our job is not done; whether the letting is managed or not, we use our local knowledge to help ease the move.

West Dorset Landlords Accreditation

Stockwood Lettings is part of the West Dorset Landlords Accreditation Scheme, and was elected to the Committee in the Summer of 2011.

This scheme provides landlords with help and guidance to ensure that the UK's ever-changing property legislation is easily understood. There are seminars throughout the year and useful newsletters full of information and updates on any changes in practice. We would happily recommend landlords to enrol on this register.

Property Advice

Advisory services extend from project managing the refurbishment of properties to be readied for the letting market to overseeing improvements to wall and loft insulation in order to make houses more cost-efficient for tenants. We also represent clients in the letting of land, equestrian enterprises and storage.

We are happy to guide landlords through the purchasing of property to create lucrative portfolios. No charge is made to collate details, view properties on behalf of the client, or to give a frank opinion as to what value could be achieved and at what expense.

Letting Fees

Our fee structure is both bespoke and straightforward; we do not believe in taking advantage of landlords or tenants and will always strive to produce a service which is good value for all our clients.

There are no renewal fees, no charges for letters, and no check-out fees, just a clear-cut fee structure that is mutually agreed. It is common for us to find that we charge only half the cost for tenant fees when compared to high street agents.
